Hale Kona Kai condo layout, Kailua-Kona

Does anyone know the layout of the units? Does #1 start at the most southerly, and then #2 - 7 march to the north, to the corner? What about the six in the ';north tower';? Which ones face the pool and which ones face northerly? Which one of the pool facing row is the outside corner one with the wraparound lanai? TIA.

Hale Kona Kai is our favorite Condo in Hawaii!



It%26#39;s ';L'; shaped. Units numbered 1 are on the far southern end; advancing to northward to 7; these directly face the ocean.



Units 8-12 face south; the 12%26#39;s have wrap-around Lanais that face south %26amp; directly toward the Pacific. at high tide, or rough seas, the water also fronts the south-facing portion of the Lanai.



Units 9-13 face north; toward the Royal Kona Hotel. Nine %26amp; 11 have limited views, but the 13%26#39;s have views almost as wonderful as the 13%26#39;s.



Great place; closest to Kona ocean-front Condo %26amp; insulated from the traffic on Ali%26#39;i Drive.

Don%26#39;t let HD scare you; rumor has it that he owns The Kona Reef, just to the south, %26amp; several other Condo complexes along Ali%26#39;i Drive.



Per: spotlighthawaii.com/bigisle/konamap2.asp Hale Kona Kai is a block removed from Ali%26#39;i Drive; nearly all of the competition directly fronts this popular road. As a matter of fact, as you walk to and from town, you are quite likely to see Dan cruising in his British racing green Aston Martin DB9.




OK, we booked #405. Not the primo unit but looks like it%26#39;ll do nicely. The complex itself seems to be what%26#39;s special. Here%26#39;s hoping #405 is more than adequate!





So ... immediately adjacent to the Royal Kona and somewhat close to the Kona Reef? Does one slip over to one or the other resort for swim-up bar cocktails or some such?

That layout schematic is great; not only bookmarked it, but hardcopied to replace my hand-drawn version. Mahalo!



Unit 405 should be a good one Rev_Jas. The only undesirables are 07/08 (Lanais too close together) and 09/11 (view not as good as the others).



Not much at Kona Reef that would warrant a trip over. The Royal Kona was once a Hilton and very nice. It has gone through numerous ownership/management changes and it looks as though the new guys are giving it more effort than has been true in quite some time.



They have much improved the lagoon area that is between the RK and HKK, but have never tried to sneak-in; will be there in three weeks and may give it a try. The pool area isn%26#39;t much better than HKK%26#39;s. They do have an ocean front dining area that is nice, but we prefer other places in town. The lounge is a good place to stop off, on the way back from town, after a tough night of shopping. The Royal Kona has a fairly large tennis complex that used to be open to the public. Also a Luau; smaller than average (which is nice) beautiful venue, pretty good chow and a typical show. There are others more authentic, or flashier, in the Kona, Keahou Bay %26amp; Waikoloa areas, but all except one require a drive.



Think you%26#39;ll enjoy your stay; we%26#39;ve encouraged a number of friends to stay there and 90+% positive feedback to date.




Kama..... By the way I dont own anything on Alii.....just a small home in Kona, and no Kona condos , Hotels, companies, yachts or sports cars.....airplane, stock or sit on any boards;I manage nothing except my home.







The area between Alii drive and the condo is about 80 yards wide and 150 yards long; that was what seperated the Kona kai,



Several weeks ago contractors cut all the mature trees down and began clearing the land digging up old concrete walls and starting excavation. Knowing how slow things happen here.... I would expect this buffer area to be the center of some building for the next year to 2.......things change here.....





Between the small boat harbor and the Airport is now a 500 home suubdivision in the beginning stages with a new golf course.





The builders are restoring the beach area for public access and working with the National Park service to clean up trash and neglect in this area.

As kama%26#39;ainawannabe would imply, I envy you and you know I enjoy joshing you every once in awhile.



I spent 3 decades in the investment counseling business; the latter years managing accounts having a minimum value of $25 million. No cliche is more true than ';money cannot buy happiness';. (Now if I can just scrape-up the 900k required to buy the average home in Kona when Sharon retires!).



Have long wondered how the subject property could go so many years undeveloped; ah, the beauty of double digit property price appreciation combined with low interest rates. May the party last forever!

real estate has at thtis time a huge inventory with more of a shift away from the rise. There are more homes being reduced than increased. your figure of 900 k will get you a ocean view mansion with high assocation dues and headaches. Lots are hard to come by.. and lot prep for construction can run between 80 to 150 k for a house pad.... then to build walls will cost another 50K.. Lots here go for 400 to 700 for a 1/2 Ac...... Building will take years..... due to permit backlog. Figure 250 a sq ft for avg. const. on top of this.





Homes for sandia refugees....who want confort but not Santa fe glitz, will run 550 to 750..... in the 1500 to 1800 sq ft range.



This is for homes less than 5 years, in a good area, sidewalks, streetlights, u/g elect. with ccrs ( no boats, trucks,fish cleaners....





The market should shift to a buyers market in 18 months and suffer a slight decline in price due to fed rates..... Many large developers have put home plans on hold to see the effect.
